Rates and Conditions

Rates are in Euros and are for a minimum of 4 nights (from January till May and from September to December) or of 7 nights (in June, July and August) for the rent of the entire Property for maximum 8 people (6+2)

Maximum rental period: 28 days.

Rates may vary during the season.

Guests may request a booking by sending an email to info@lamiadelriccio.com, or by contacting us at the phone numbers indicated in the “Contacts” area, or via the booking form available on the website (see box below).

After the Booking Request has been sent, Guests will receive an Offer and the House Rules of Lamia del Riccio. All online Booking Requests are to be considered as “Requests” and not as official “Confirmations”.

Bookings are confirmed once Lamia del Riccio receives the proof of payment of the deposit or of the balance (according to how much in advance of the arrival date the booking is made). Payment of the deposit or of the balance means our Guests have read and totally accepted our House Rules. Once Lamia del Riccio receives the proof of payment, a Booking Confirmation will be sent to Guests. The proof of payment shall be sent to info@lamiadelriccio.com.

The deposit – which is calculated as 40% of the Rental Fee, must be paid by bank transfer within 48 hours of the submission of the Offer and of the House Rules by the Property to the Guests. On the contrary, the Booking will not be confirmed and the Property Manager will be free to rent the Property to other Guests.

The balance – which is calculated as 60% of the Rental Fee, must be paid by bank transfer together with the Security Deposit  and the Final Cleaning and Linen Change charges not less than 60 days from the date of arrival (meaning the period from the Booking Confirmation, i.e. the confirmation that the Property has received the proof of payment,  up to the 60^th day included before arrival). Should the balance not be paid on time, policy cancellation will apply.

In case of bookings made within 59 days before the date of arrival (meaning the period from the the 59^th day before the arrival to the date of arrival), the full Cost of the Stay (meaning the Rental Fee + the Final Cleaning and Linen Change charge + the Security Deposit) will apply to allow for the Booking Confirmation and it will be paid within 48 hours from receipt by the Guest of the Offer and the House Rules of the Property. On the contrary, the Booking won’t be confirmed and the Property Manager will be free to rent the Property to other Guests.

The Security Deposit – amounting to Euro 750, shall be paid via bank transfer together with the balance of the Cost of the Stay , the Cleaning and Linen Change charges.

In case of bookings made within 59 days of the date of arrival, the Security Deposit shall be paid together with the total Cost of the Stay, the Cleaning and Linen Change charges within 48 hours from receipt of the Offer and the House Rules.

The Security Deposit will be refunded to our Guests via bank transfer within 15 days from the check out date, provided no damages have been made to the Property and the objects therein, as stated in the House Rules. Where damages exceeding Euro 750,00 are caused, Guests will be asked to pay for the damaged objects at the cost of repair / replacement.

The final Cleaning and Linen Change charges– amounting to Euro 250,00/week , are not included in the Rental Fee and shall be paid together with the balance or the total Cost of the Stay (according to how much in advance the booking is made) and with the Security Deposit.

Any request of cleaning and/or linen change (on top of what included in the Rental Fee) shall be borne by the Guests and may always be arranged according to the price list indicated in the House Rules.

Guests shall pay the Tourist Tax, amounting to Euro 1,00 per person per night, for a maximum of 5 nights. The Tourist Tax will be paid to the Guest Relations Manager at check out.

Rate subject to amendments by the Municipality of Ostuni. To be checked when booking.

Not applicable to kids under 12 y.o.

In case of cancellation of the booking, the following cancellation fees apply:

• 40% of the Rental Fee for cancellations from the Booking Confirmation (meaning the period from receipt by the Property of the proof of payment) up to 60 days prior to arrival
• 70% of the Rental Fee for cancellations 59-45 days prior to arrival
• 100% of the Rental Fee for cancellations from 44 days prior to arrival
• Security Deposit: refundable
• Final Cleaning and Linen Change fee: refundable
• No refund in case of no show, late arrival vs what communicated or early departure.

The following payment methods are accepted:

• Bank transfer
• Cash (only for the payment of the Tourist Tax or for any midweek house or pool cleaning services requested by Guests on top of what included in the Cost of the Stay).

All details about payment will be indicated in the House Rules.

Lamia del Riccio can be booked for a 4-days minimum stay in low season (January-May and September-December).

In June, July and August (high season) a 7-days minimum stay from Saturday to Saturday is required.

Any other request will be checked each time according to the season and the availability of the Property.

Maximum stay at Lamia del Riccio is 28 days.

Check in from 16:00 PM to 20:30 PM. 

We kindly ask our Guests to communicate the estimated time of arrival in order for us to best organize their welcome. 

In case of late check in (after 20:30 PM) a fee of Euro 65,00 will appy.

In case Guests are not respecting the agreed meeting time with our Guest Relations Manager (and unless the delay is communicated at least 1 hour before the agreed meeting time) a surcharge of Euro 100 will apply, to be paid cash upon arrival.

Check out by 10.00 AM.  

Guests are kindly advised to respect the departure time so that Guests coming after you may find the Property perfectly clean and in order.

No check in after 00:00am .

The swimming pool is open from end of March until end of September.

Guests will be notified when booking in case of early opening or closure of the swimming pool (i.e. with favourable weather conditions).

The swimming pool (40 sqm) is 1,50 meter deep and does not have a shallow water area nor protection gates.

Kids are welcome.

Upon request (when booking) we can provide for free 1 high chair, 1 cot, cutlery and crockery.

Any children under 18 y.o. must necessarily be accompanied by at least one adult.

No pets are allowed into the Property.

Smoking is not permitted inside the Property.
In respect of Guests coming after you, we kindly invite our Guests to smoke in the outdoor areas only and to place any cigarettes butts in the appropriate ashtrays or in the garbage cans you will find in the Property.
